Colors That Make You Money
Believe it or not, the statistics say that most houses sold in the US are painted yellow. If you're like me, there are only a couple of yellow houses in my neighborhood, so I'm not sure how yellow got so much credit.
Picking an exterior paint color is always tricky. It's what buyers see first when they drive up to your house and it can be the one thing that makes or breaks your sale.
» Step 1
I've found some sure-fire ways that will help you pick the perfect money-making color every time.
PLAY IT SAFE
Did you know that if you pick a color that’s too taste specific, you could be leaving money on the table. That’s right, painting your house a color that only you and handful of people would like, could turn away 1in 5 buyers, not to mention cheapen the look of your house (which often translates into low-ball offers).
Colors have a psychological twist. Ever wonder why McDonalds, In & Out Burger, Wendy’s, Carl’s Jr., and the rest, all have decor in red and yellow? Quite simply, yellow is a hunger stimulator and red makes you eat quickly. Hence the name, In & Out Burger. No coincidences here.
The same principle of color is applied to your house. Rich, warm neutral colors are inviting and homey, giving a sense of security and implied strength. While dark, bright and off-beat colors can scare off buyers within seconds. A simple change of paint color can change your house from drab to fab in just a few hours and actually increase your offers.
» Step 2
PAY TO PLAY
See how different paint colors will look on your house without ever leaving home. Go to www.behr.com and click on the "Color Smart" section. For only $4.95 per year, you can try different paint combinations on uploaded pictures of your own house or on Behr's sample photos. This is a inexpensive alternative to buying sample colors that just never seem quite right when you get them home.
» Step 3
Here’s the quickest and easiest way to choose a color palette. Go to About.com House Color Charts (http://architecture.about.com/od/paint/tp/ColorCharts.htm). By linking most of the major paint manufacturers in one place, About.com has done a lot of the work for you. Now, you can view historical paint combinations, pre-selected color combinations, and complete manufacturer color charts all at your finger tips. What could be easier?
No matter what color you choose, remember that you can almost never go wrong with neutral. Leave the bright colors to the fast food industry and play into the desires of your buyers. This is about selling your house for top dollar, not what colors you like best. If you’re still not sure what colors to choose, get a FREE dream home style magazine from the stand outside your local realtor’s office. Look for the houses that impress you most and take a que from them. They’ve already spent the money on high priced designers, so you don’t have to.
